LETTING FEES

LANDLORDS’ MANAGEMENT FEES AND COSTS

Initial set-up fee £180 including VAT @ 20% (£150 plus VAT)

Commission 12% of the rent collected including VAT @ 20% (10% plus VAT)

LANDLORDS’ LETTING FEES AND COSTS

With effect from 1 June 2019, agents and landlords are bound by the terms of the Tenant Fees Act 2019 which means that neither agents or landlords can charge tenants any application fees. Accordingly, it will be necessary to levy a charge on the landlord for referencing tenants as follows:-

£255 including VAT @ 20% (£212.50 plus VAT). This covers our costs for viewings, referencing up to two adult applicants, preparation of documentation, preparation of the Inventory and attending the move-in.

£36 including VAT @ 20% (£30 plus VAT) for ‘To Let’ board to be erected at the property.

£24 including VAT @ 20% (£20 plus VAT) per month to advertise on OnTheMarket.com

TENANTS

The Tenant Fees Act 2019 allows an agent to take a “Holding Deposit” of up to one week’s rent. This is calculated by multiplying the monthly rent by 12 and dividing that number by 52.

A Holding Deposit can only be held for up to 15 days and must be refunded if the landlord or agent withdraws from the transaction.

There are four grounds upon which an agent or landlord can retain a Holding Deposit which are as follows:

  1. If the tenant withdraws before the Tenancy Agreement is signed
  2. If the tenant fails a Right to Rent check
  3. If the tenant provides false or misleading information.
  4. If the tenant does not enter the Tenancy Agreement after being requested to provide a referencing agency with information needed by them for more than 15 days.

If the application is successful, the Holding Deposit must be returned to the applicants or, with their permission, applied to the rent or deposit.
